In February 2026, an insurance carrier needed an executive home in Northern Virginia for a family displaced by a fire. They needed a four-month stay in an eight-thousand-square-foot home — six bedrooms, full furnishing, smart home access — and a co-host that could handle a corporate lease, screening, and the operational complexity of a long-term placement.

Most short-term rentals in the area weren't on the corporate-displacement program. Ours was. Most co-hosts wouldn't know how to negotiate three rate increases across a stay being extended by an insurance carrier. We did. The result was a one hundred and twenty-three night booking, professionally managed, totaling $104,000 in accommodation revenue at our McLean Luxury Retreat.

Performance-based commission

Twelve to twenty-two percent of booking revenue, calibrated to your property's earning profile. The better your home performs, the better we both do.

One monthly fee

Sixty dollars per listing, per month. Covers the software stack — pricing intelligence, channel management, guest-comms platform, inspection system. No setup costs. No onboarding charges.

A real off-ramp, not a hostage situation

Ninety-day notice, either direction. Your listing stays yours throughout — your reviews, your account, your Superhost status, your payouts. If we don't earn the relationship every quarter, you walk. It's there because you should never feel trapped — not because we expect you to need it.

A few things, answered straight.

A property manager takes over your listing entirely — their account, their reviews, their payouts, their relationship with the platform. A co-host operates inside your account. You keep ownership. We bring the operations. The structural difference matters most when you eventually want out — co-hosted owners walk away with everything intact.

Nothing. Your Superhost status is tied to your account, and your account stays yours. We work inside it. Your review history, your guest count, your response rate — all continue on your record. Many owners see Superhost metrics improve once we take over guest comms.

Ninety-day written notice, either direction. During that window we hand off cleaner relationships, vendor contacts, and operational documentation. Your listing was never anywhere but your account, so there's nothing to transfer back. You wake up the day after the notice expires with everything you started with — plus whatever review history accumulated while we worked together.

Absolutely. Block any dates for personal use, friends, or family directly with us — we coordinate around your life, not the other way around. Personal-use blocks are free and unlimited.

Yes. We maintain a vetted local network for reliability, but we'll coordinate with your preferred cleaners and handymen on request. The network is there to help, not to lock you in.

Every guest is screened, every stay is insured. We document the property before and after each stay with photographed inspections, and we file insurance claims on your behalf when damage occurs. Our claims-handling experience across the portfolio means most issues are resolved before they reach you.

Volume versus precision. Big-box managers grow by signing as many homes as possible and automating around the gaps. We grow at a pace our team can actually deliver against. You'll know your account lead by name. They'll know your house by memory.
